An Environmental Checklist is a list used by some lenders as an internal screening for potential environmental contamination on real estate. Lenders will use such checklists in lieu of a Phase 1 for loans or properties that are considered to be of lower risk for contamination. However, if the Environmental Checklist determines certain factors indicating contamination are present, the lender may require a [[Phase 1 ESA]], [[Phase 2]] or other environmental studies.
